Painting Restoration Perth

Bringing tired, peeling and weathered surfaces back to good condition

Most painting problems don’t start with the paint. Peeling, cracking and chalking usually mean the surface underneath has failed, or the previous coat wasn’t prepared properly. If you paint over those problems, the new finish often lifts within a few seasons. Restoration painting means working out what has failed, repairing and preparing the surface, and then applying a finish that will last.

At Paint Smart Solutions, we start with the surface, not the colour. We remove loose and failed paint, repair damage within our painting scope, and prime and finish with coatings suited to Perth’s strong sun and, in coastal suburbs, salt air. We’d rather fix the cause than paint over it.

Repaint or Restoration?

Many homeowners aren’t sure which they need, so here’s a simple guide.

A standard repaint is usually enough when the existing paint is firmly attached, the wear is mainly cosmetic (faded colour, minor scuffs), and the timber, plaster and render are sound. Preparation is mostly cleaning, light sanding and filling small holes.

Restoration is usually needed when you can see:

  • Peeling, blistering or flaking paint, especially in patches
  • Chalky surfaces that leave powder on your hand
  • Timber that is soft, greying, cracked or exposed to the wood
  • Old paint layers that are lifting or failing in different places
  • Previous repairs or cracks that have been painted over more than once

If you’re not sure, send us a few photos of the affected areas. We’ll tell you honestly whether a repaint will do or whether restoration is needed.

Common Paint Restoration Work

White paint bucket with dripping paint on black background

Weatherboard & Exterior Timber

Weatherboards often fail first on the sun-exposed side, around window sills and near the bottom of walls. We strip back failed coatings, sand the timber, fill small gaps and repaint with a system suited to the timber.

Timber Trim, Windows & Doors

Fascias, eaves, window frames and doors can flake and deteriorate where they’re exposed to weather. We prepare and repaint sound timber, and we’ll point out any sections that need carpentry before painting.

Render, Masonry & Protective Coatings

We repair small areas of damaged surface where that’s within painting scope, then apply protective coatings that help slow future weathering.

Metal Gates, Railings & Downpipes

Rust is the main problem on metal surfaces. Rust needs to be removed back to sound metal, treated and primed before topcoats go on. Paint applied over rust usually bubbles and lifts within a season or two. Where metal is badly corroded or perforated, it may need replacing rather than painting.

Stains on Walls

& Ceilings

Stains from leaks, condensation or old repairs can show through new paint unless they’re sealed first. Once the cause has been fixed and the surface is dry, we can isolate the stains, prime and repaint. Painting over a stain without fixing the source only hides the problem until it comes back.

Heritage & Older homes

Older homes often have original timber, pressed-metal or plaster detail, and paint layers that were applied decades ago. These need more careful preparation to avoid damaging the original surfaces, and product choice matters. If your home is heritage-listed or in a heritage area, check with your local council before changing the exterior, including the colour. We can help you prepare what you need.

1.

Assessment

We look at the surface, its age and history, and any signs of moisture or previous repairs. We check what’s visible and reachable, then give you a written quote that sets out the scope.

2.

Protection

We cover and protect gardens, windows, paths and fixtures before preparation starts. Dust and debris are contained as far as the job allows.

3.

Removal

Loose and failed paint is removed, using methods suited to the surface. Sound paint that’s firmly attached is kept where possible, so the job doesn’t take more time or materials than it needs to.

4.

Repairs

Holes, cracks and gaps are filled and sanded smooth. Timber that needs carpentry is flagged before we go further.

5.

Priming

A primer or sealer suited to the bare surface is applied. This is the step that most affects how long the finish lasts.

6.

Finishing

Topcoats are applied in the number of coats stated in your quote, and touch-ups are done at the end.

7.

Handover

We walk through the finished work with you, point out anything to watch, and explain how to maintain the surface.

What Affects the Cost & Timing?

Restoration work is priced on the condition of the surface, not just its size. The main factors are how much failed paint needs removing, how much repair work is involved, the height and access of the surfaces, the number of coats needed for the chosen finish, and the amount of detail (fine trim takes longer than flat walls). That’s why a quote is based on an on-site assessment rather than an estimate from a photo alone. Timing depends on the same factors, plus weather. Exterior work in Perth can be affected by rain and extreme heat, so we plan around the forecast.

What Needs a Specialist

Some problems need a qualified professional before painting can start. These include active leaks, rot that goes into structural timber, structural cracks, major plaster or render failure, and any suspected asbestos. If we find these, we’ll stop, tell you what we’ve found, and recommend the right tradesperson. We won’t paint over them.

Paint on older homes may contain lead, particularly on homes built before the 1970s. If your home is in that category, tell us when you book, and we’ll talk through testing and safe work methods before any sanding or stripping begins.

Questions to Ask Your Painter

Restoration work is hard to judge from a glossy finish, so it’s worth asking any painter, including us:

  • What exactly does the quote include, and what doesn’t it cover?
  • Will you remove failed paint, or only sand over it?
  • What primer or sealer will you use on bare timber or render?
  • How many coats are included?
  • Who handles repairs, and what happens if you find rot or damage?
  • Are you insured, and can you provide a certificate of currency?
  • What’s your plan if the weather turns during the job?

We’re happy to answer all of these before you commit to anything.

heritage home restoration painting perth

Colour is often the most important decision for a heritage home. Our complimentary colour consultation can help you choose a palette that suits the period and style of your home, whether that’s a Victorian cottage, a Federation villa, a Californian Bungalow or an inter-war home. Perth’s strong sun can make colours look lighter and harsher than they do on a sample card, so we’ll consider how a colour will look on your house before you commit.

Heritage Home Restoration Painting Perth

If you own a Federation villa in Mount Lawley, a Californian Bungalow in Nedlands or a limestone cottage in Fremantle, the paint is part of what makes the house look like itself. Choosing the right preparation and product matters, because older timber, plaster and masonry behave differently from modern building materials.

Every older home is different, but the questions we’d ask on any heritage job are:

  • What’s underneath the paint? Decades of repainting can build up layers of different ages and types. Knowing what’s there tells us how much needs to be removed and what will bond to it.
  • Is the surface timber, plaster, render or masonry? Each one needs its own preparation. Some older surfaces, such as lime render and limestone, are only painted with products that allow moisture to pass through, so the choice of coating is important.
  • What detail needs protecting? Mouldings, fretwork, sash windows and verandah posts can lose their sharpness if they’re sanded flat. We remove only what has failed, so the original profiles stay as they are.
  • Does the home need council approval? If your home is on a heritage list or in a heritage area, exterior changes such as colour may need approval. Not every older home is affected, so check with your local council to find out whether it applies to yours.
  • Could the paint contain lead? Paint on homes built before the 1970s may contain lead. If your home is in that category, we’ll talk through testing and safe work methods before any sanding or stripping begins.

If you’re not sure whether your home is listed, what rules apply or what condition it’s in, call us before you choose a colour or book any work. We’ll give you an honest view of whether a repaint is enough or whether the surfaces need restoring first.
